Step 2: Preparing Your Finances – Getting Pre-Approved
You will need to make a mortgage application early on. Any application you make will need to be accepted, not only by the banks or the lender, but possibly by the Canada Housing and Mortgage Corporation* (CHMC) or GEnworth.
We have Mortgage Brokers and specialists working with us that make this process easier and more successful for you than going to your local bank. The failure rate at bank branches is much higher than a with a mortgage broker, so we make sure we get you set up right the first time. Especially for first-time home buyers.
*CMHC is the government entity which insures your mortgage against default. Your lender needs to know how to present the information to CMHC. If your application is turned down by either CMHC or GEnworth (a private insurer), you may never own a home until you have 20% or more as a down payment. So lets avoid that and do it right the first time.

Once we’ve set up the initial search, the system will automatically send you an email when a new listing – matching your search criteria – comes on the Realtors MLS.
